New Neighborhood Planned Behind Victoria’s Grant

I received the following email, Oct 11, 2024 from a Paralegal with Dugan, McKissick & Longmore, LLC Blue Crab Title & Escrow, LLC.:

“I am reaching out regarding our client, K. Hovnanian Homes, to schedule a telephone call with you and Chris Longmore of our office to discuss the project in more detail and how it relates to the HOA. Chris has availability on Tuesday, October 15 at 2:00 or 3:00 and Thursday at 9:00 or 10:00 if any of those work for you. Please let me know your availability and what number is best for him to reach you.”

I scheduled the meeting for Thursday afternoon, October 17th.

Additionally on Oct 11th, I received an email the same day from Adam Ghrist of K. Hovnanian® Homes – New Home Builders (khov.com). Mr. Ghrist indicated that KHOV is planning a new community behind the Victoria’s Grant community off of Goldfinch Road. The county Department of Transportation has asked KHOV to reach out to VGHOA and a few specific neighbors to determine the scope of road improvement that Goldfinch and Oriole Drive would need. He asked to for a meeting to explain further the proposed work.

I received from Dugan, McKissick & Longmore a meeting request for this morning Oct 17th as a ZOOM Meeting. I sent that info to the VGHOA Board members and posted it to the VGHOA Facebook page.

This was a preliminary meeting for the KHOV to introduce themselves to the VGHOA Board and to inform us of a new development that will be going in behind our community. This project is in the early planning stages and exact number of homes has not yet been determined and approved, but it was speculated that community will contain a mix of single family homes closest to VGHOA and townhomes more toward the center of the development. The main entrance to community will be off of FDR Blvd near the senior living community behind Kohls. There is a planned back entrance that will tie into Gold Finch at the cut-off point. The downside is that the back entrance will be the primary entrance in the beginning as they clear trees and start laying in roadways. The Builder KHOV will be responsible for maintaining and repairing the entrance to Phase 3 to include new sidewalks and crosswalks up to Buck Hewitt Rd.

The lot sizes are estimated to be about 7000 to 8000 sq. ft. with estimated sale price is expected between mid-$400K to high-$500K.

Again, this was an initial meeting to notify us of this upcoming event. These is still a lot of planning that has to be done and approved. When it starts, it is anticipated that the use of Phase 3 entrance will be approximately 18 to 24 months.

Additional concerns we brought up that will require research are:

  • Our Mailbox Location due to neighbors stopping to get mail
  • High Traffic Access via entrance (Existing homeowners and new development homeowners)
  • Bus Stop Locations (currently 1)
  • Construction Vehicles
  • Impact on Local Schools
  • Traffic Volume/Construction Vehicles
  • Property Value

A sign/notice will be posted for future meetings. The county Planning and Zoning still has to approve the builder’s initial plans. A public meeting will be planned and held in the future to receive comments and answer questions.

Update to PayPal Link for 2024 HOA Dues

Please find the updated PayPal link for the 2024 Annual HOA Dues on our website. The updated link can be found by going to the Main Menu bar and selecting 2024 ANNUAL HOA DUES. This will open the page that contains the link. Dues for 2024 are still $74.00. If you choose to use PayPal to pay your dues, there will be an additional $2.52 added for the PayPal convenience charge. HOA dues are due on February 1st and if not paid by March 1st, a late fee will be added.

Clean up after your Pet!

The VGHOA Board has received numerous complaints that some homeowners fail to clean up after their pets while walking them in the neighborhood. It is not fair or acceptable to walk your animal and to let them use your neighbor’s yard as their personal potty spot. Clean up after your pet! If your pet has loose bowels, Amazon sells wraps or “animal depends” for pets.

The VGHOA board will be contacting Animal Control to discuss county ordinances with regard to this issue and the appropriate action will be taken should these individuals fail to comply.

Architectural Change Requests for Solar Panels

Neighbors;

If you are submitting an ACR for installation of Solar Panels, please submit your package via the contact links on this website.  Do not have the solar company submit for you because the VGHOA Board needs to have the package submitted by the homeowner.  Most requests are reviewed and a response is provided within a week or two.  Thank you for your understanding.
